 The core business principles of JK Investment Properties, Inc. (JKIP) are:
Experience – Ken Weiner and Jeff Quinn have a combined fifty years of real estate experience and a broad range of successful real estate ventures. They specialize in mobile home parks, RV Resorts, self-storage facilities, and other properties with a dependable eight to twelve percent annual cash on cash return.
Value – Every investor’s portfolio benefits from ownership of stable properties that produce consistent cash flow. Based on extensive research, JK Investment Properties purchases stable income properties in well-established growth areas. Our properties return positive cash on cash returns from the first day of our ownership and they have a high occupancy and low turn over. We do not buy high-risk development projects. Our portfolio is well insulated from downturns in the real estate market.
Management – “Buy Value and Manage with Care” is the philosophy we live by. From the 2,500 mobile home and RV park units managed by Ken Weiner to hundreds of apartment units managed by Scott & Quinn Property Management, JK Investment Properties, Inc. has the knowledge and the systems in place to manage for maximum cash returns and asset appreciation. We do not let problems linger; we produce timely useful financial data; we monitor our markets for changes in demand and fluctuations in rent. Ours is a dynamic hands-on approach to the details of property ownership including daily contact with the onsite staff.

Investment Opportunities
Partnerships – We are forming partnerships to acquire new properties. All of our current partnerships are performing at or above expectations. We will have investment units available beginning at $50,000.
Joint Venture Opportunities – For the investor with $500,000 or more we can consider purchasing a property together in a co-ownership joint venture. This will increase both the cash on cash yield and the upside profit potential to the investor.
Selling Opportunities – Do you have an income property for sale that may fit our investment profile? Call us and we can discuss a purchase, an infusion of capital via a joint venture, or a joint acquisition of a new property upon the sale of your current holdings.
Tenants In Common Ownership for 1031 Exchanges – We can create an ownership position in our income properties that preserves your tax deferred exchange while at the same time providing you most of the benefits of reduced risk and reduced management that comes with investing in a Limited Liability Company.
JKIP Principals
Ken Weiner, President of JK Investment Properties, is responsible for company operations and property and asset management. Along with company co-founder, Jeff Quinn, Ken participates in capital formation, acquisitions, and long range strategic planning. After working as a residential sales agent for several years Ken received his California broker’s license in 1983. At that time he formed Southwestern Equities Group and created a series of investment partnerships to acquire RV and mobile home parks. He served as General Partner for eight partnerships that purchased eleven parks with over 2,500 spaces. Ken managed these properties through the mid-1990’s at which time he oversaw the disposition of the assets.
Mr. Weiner has managed real estate assets through the ups and downs of several economic cycles. It was during the down cycles that Mr. Weiner demonstrated his business acumen and personal perseverance. In the tough times Ken developed disciplined cost controls, implemented aggressive marketing plans, and forged strong relationships with his lenders. It was in the down cycles that Mr. Weiner grew into a seasoned real estate professional.
